How to onboard residents to a new community
Last updated: November 4, 2026
This is phase 3 of launching a new community. For all four phases, see the Property launch readiness checklist. Get your residents into ParkingPass and make sure they know enforcement is coming before it starts.
Onboard your residents
Choose how residents will join. You can use one method or combine them:
Import your rent roll with the Resident Data Manager. This suits communities with many existing residents.
Invite residents one at a time with Invite Residents on your dashboard. This suits smaller communities or new move-ins.
Share your community keyword so residents can register themselves. This works well for ongoing move-ins or as a backup.
Many communities import existing residents, then use the keyword for new move-ins.
Import your rent roll. Use the Resident Data Manager to upload existing residents, including lease dates and contact details. See Importing a rent roll.
Send invitations. See Inviting a new resident.
Send a welcome message. Tell residents:
That your community uses ParkingPass.
The date enforcement starts.
Your community keyword and how to register.
What they need, like vehicle details and registration documents.
Where to go for help.
Post signs. If your community or patrol partner requires signs with your keyword or app.parkingpass.com, post them where drivers enter and park. Check that they're readable and meet your state and local requirements.
Usage
By launch day, every current resident should at least have received an invitation. They don't all need to be registered yet, but no one should hear about ParkingPass for the first time after enforcement starts.
When this phase is done, move on to How to go live with a new community.
