How to go live with a new community

Last updated: November 4, 2026

This is phase 4 of launching a new community. For all four phases, see the Property launch readiness checklist. Test the most common tasks, confirm your launch date, and watch your first week closely.

Go live

  1. Approve a test application. Have a team member register, then approve them to confirm the process works end to end. See Reviewing a new resident application.

  2. Create a test guest pass. Confirm it shows as active. Guest registration is available on the Enterprise package.

  3. Add a test Do-Not-Tow entry. Confirm it appears on the list correctly.

  4. Explore your reports. Open the Reports menu, especially Patrol Analytics, Expired Leases, and Future Move Outs. See Reports overview: which report answers my question?

  5. Learn your dashboard. Walk through each widget so you know what to expect on day one. See Dashboard overview.

  6. Confirm your launch date. Agree on when enforcement starts with your Account Manager and your patrol partner, or your own patrol team.

  7. Review early applications promptly. In the first 24 to 72 hours, resident applications, vehicle requests, and guest passes start arriving on your dashboard.

  8. Confirm patrol is running. Check with whoever patrols that patrols are happening and that their setup matches your community. Last Patrol (Days Ago) on your dashboard should show 0 once patrol starts.

  9. Switch to your daily routine. After the first week, follow the Property manager routine checklist.

Usage

Common launch-week issues

Residents aren't getting invitation emails. Check that the email addresses you uploaded match the ones residents use. See Trouble receiving email notifications.

Residents see a "wrong property" error when they register. They likely entered the wrong keyword. Send them the exact keyword again, since keywords are case-sensitive.

An employee's vehicle was towed on day one. It wasn't on the Do-Not-Tow list yet. Add it now, then contact your patrol partner to resolve the tow. See Handling tow and violation disputes.

A resident registered, but their vehicle isn't authorized. Their application is probably waiting for approval. See Reviewing a new resident application.

The dashboard shows no patrol activity. Patrol may not have started, or patrol records aren't reaching ParkingPass. Check with whoever patrols and with ParkingPass Support.

Important notes

  • Don't start enforcement until your Do-Not-Tow list is set, patrol is ready, and your current residents have been invited.

  • A short spike in warnings during the first week is normal as residents adjust. See Using patrol analytics to improve your parking program.

  • Expect a few disputes. See Citation disputes overview.

  • If your community uses Revenue Share, the Parking Spot Marketplace, or paid permits, finish Stripe Connect setup before launch so payments can go through. See Setting up Stripe Connect.

  • For first-time setup questions, contact your Account Manager. For anything that doesn't match this guide, email support@parkingpass.com.
