Resident portal overview

Last updated: November 4, 2026

The resident portal is where residents manage their vehicles, payments, guests, and violations. Knowing what each screen shows helps you answer resident questions faster.

Residents use the same address you do, app.parkingpass.com, but see a different website layout once they log in. To open a resident's portal on your end, see How to see the resident portal.

How it works

The resident sidebar has these items, some with submenus:

  • Dashboard

  • My Account / Vehicles

  • Payment System: Make A Payment, Manage Payment Methods, Purchase Addons, Manage Addons, Manage Autopay, and Payment History.

  • Guest/Rental Vehicles: Register Guest/Rental, Invite My Guest, My Friends & Family, and My Guest Passes.

  • View Parking Policy

  • My Violations

  • Help / Support

  • Profile: Edit Profile, My Activity, and My Email Log.

Every page also has a Message Property Management button at the top right and a chat-style help widget at the bottom right.

Dashboard

The first screen after login. It has four quick-action buttons: Register Guest/Rental, Update My Vehicles, View Parking Rules, and I Need Help! Below them, two cards show the number of Resident Vehicles and pending Vehicle Change Requests.

My Account / Vehicles

The main vehicle screen. It shows the resident's name and community, Parking Policy and Update My Info buttons, and pills for Email Notifications, SMS Notifications, and Voice Notifications. Green means that channel is on.

The My Vehicles table shows each vehicle's details, license plate, VIN, status, and Parking e-Permit Expiration. The Select Action menu includes Update/Change Vehicle and Remove Vehicle. Other Vehicles Associated With My Account shows vehicles registered to others at the same address.

View Parking Policy

Your community's parking policy, formatted for residents, with a PDF export button. It shows the resident vehicle policy, guest and free guest policies, and each parking rule with its severity, enforcement action, and any exemptions.

My Violations

A history of enforcement actions on the resident's account. Residents open a violation here to dispute it. If there are none, the page shows No Violations Found.

Profile

Edit Profile is where residents update their name, email, phone, password, and notification settings. My Activity is a simpler version of the User History you see. My Email Log shows emails ParkingPass has sent them.

Common questions

Where does a resident see their permits?

On My Account / Vehicles, which they can also reach from Update My Vehicles on the dashboard.

How does a resident change their plate?

On My Account / Vehicles, they choose Select Action → Update/Change Vehicle on that vehicle's row. See Editing or replacing a resident vehicle.

A resident doesn't see their spouse's car. Why?

Their spouse may have it registered on their own account. It appears under Other Vehicles Associated With My Account.

How does a resident turn off text notifications?

Under Update My Info, which opens Edit Profile.

A resident says they were towed for parking "just a minute." What do I show them?

View Parking Policy. Many rules, like fire lane parking, are marked SEVERE with an immediate tow.

A resident doesn't see a violation you mentioned. Why?

Check that they're on the right account. A violation issued under a guest pass may show on the host resident's account.

Important notes

  • What residents see depends on your community's configuration, so some sections may be missing or different.

  • The portal changes over time. If a screen doesn't match this article, email support@parkingpass.com.
